However, to give you a generous and realistic starting point, our custom-built Granny Flats generally range between: $3,500.00 – $4,500.00 per square meter (GST inclusive)

Important Considerations & Exclusions

Because every piece of land in Auckland is different, site-specific preparations and exterior add-ons vary wildly. To be completely transparent, please note that the square meter price guide above covers the core building itself.

The following items are NOT included in the base build rate and will be assessed/quoted separately based on your specific site conditions:

  • Extended decks, steps, and pergolas

  • Site works (earthmoving, clearing, or retaining walls)

  • Foundations (will be engineered and priced based on your land’s slope and soil type)

  • Service connections (trenching and connecting power, water, and wastewater to the main lines)

  • Geotechnical (GEO) reports or site engineering (if required by the land condition)

  • Council fees or Resource Consenting (if your specific zoning requires it, even if Building Consent is exempt)

  • Transport/Freight of specialised materials to difficult-access sites
